Cancellation Policy

Cancellation Policy for Nightly or Weekly Reservation:

• 1-14 days before arrival-No Refund.
• 15 Days or Over-Refund will be given for all but $75.00.
• Uncontrollable Circumstance Update: As you may know, many parks did not survive the COVID-19 pandemic because of the cancellations and closures. Initially parks were giving a 100% refund because no one could have predicted the impact of the pandemic. It is now our policy that should another "uncontrollable national circumstance occur" on the magnitude of the COVID-19 virus, we will not do refunds but rather allow you to reschedule your visit at a future time with no date limits and no associated change fees

Cancellation Policy for Monthly Reservation:

There are no refunds for monthly a monthly reservation.

Cancellation Policy for Reservations That Include A Holiday:

There are no refunds for weeks of Easter, Memorial Day, Fourth of July, Labor Day, or Thanksgiving.

Cancellation for Mandatory Evacuations:

Should a mandatory evacuation be issued for our area, you will receive a credit for the number of days remaining for a future stay. Buddy's Backyard reserves the right to remove any guest who does not comply with our rules or who is deemed to negatively impact other guest experiences or is seen as a threat to guest safety. We have wonderful guests and we hate that we have to make all these rules. We hope you understand they are for your safety and to ensure an excellent visit. Thank you in advance for your cooperation. Park Rules and Guidelines

• Check-in time is 1 pm Central time.
• We allow one vehicle per site. Please call prior to your visit if you have extra vehicles.
  
• We have created our park for your enjoyment. We love the landscaping and beauty of our park. Please help us keep it beautiful by not parking on the grass or mulch areas.
  
• We book by site type and not by site number. This allows us to accommodate more guests. With so many rig sizes, it's like putting a puzzle together! If you have a favorite site, we will note that in your reservation and try to accommodate you, but we cannot guarantee it! Sorry! You will receive your site number upon check in or on Guest App the day of arrival.
  
• Our rates are published as “starting at” and are subject to change. Rates are based on two people. Additional people will add a small fee.

Property Rules:

• Guests are responsible for the proper care of sites, cabins, and other accommodations. Should damage occur, you will be charged for this.
• Items in accommodations other than sites have been inventoried. If you find you love something so much that you need to take it home, you will be charged after your departure and your accommodation has been checked.

Your Fur Babies:

• State and federal law require that you pick up after your pet.
• Pets are no allowed in public buildings or in the water park areas. (Except for Service Animals)
• For the protection of your pet, we do not allow your pet to be left unattended for any amount of time outside.
• Buddy's Backyard holds no liability for pets in the park or pet area, you are responsible for controlling your pet for the safety and convenience of other guests and pets.
• There is a two pet limit. If you have an issue with this, please contact one of our Guest Associates.
• Service animals are always welcome but they must be under the control of the handler at all times.

While In The Park:

• Park quiet time is 10PM to 8AM
• Speed limit inside the park is 5mph. Please watch for children and fur babies at play.
• Our park can be very dark at night. Please do not use bikes, hover boards, or other transportation devices at night without proper lighting.
• No children should be out after dark alone in the park with or without a transportation device.
  
• The water park is open from 9AM to 9PM. Please enjoy.
• The Laundry Room and other amenities are also open from 9AM to 9PM.
• No diapers OF ANY KIND are allowed in the pool(s) or water park. Swim diapers are designed for personal home use. Please understand that the law mandates we close any water feature for 48 hours, fully drain and clean the water feature if a diaper leaks due to an accident occurs. This is for the safety of everyone and includes both infant and adult diapers. :-)
  
• Checkout time is 11 a.m. so we can prepare for our next guests arrival. Should your site be available for the next day you will be contacted about an extension or late departure.

Buddy's Backyard reserves the right to remove any guest who does not comply with our rules or who is deemed to negatively impact other guest experiences or is seen as a threat to guest safety.

Guests are responsible for all damages caused by them or their guests.

The park assumes no liability for use of their facilities; you do so at your own risk

The owners’ sole responsibility is to provide a parking space, water, electric & sewer hookups in good working order

The owners reserve the right to refuse service to anyone at any time.

Per Texas State Law - Buddy's Backyard RV Park is a service oriented business and therefore does not have a tenant/landlord relationship with any daily, weekly and/or monthly guests. 

Buddy's Backyard RV Park, LLC and/or management personnel assume no responsibility for injury, accidents or losses from any cause including loss of personal property or accidents of any nature.
